Landlord Software Built for the UK

Tenant City is landlord software designed around the reality of renting in England — not a generic property tool with UK compliance bolted on as an afterthought. From compliance certificates to Section 8 notices under the Renters' Rights Act, everything is built in from the start. Free to start. No credit card required.

Everything in one place

Most landlords juggle spreadsheets, email threads, paper files, and half a dozen different apps. Tenant City brings it together: properties, tenancies, tenants, compliance certificates, maintenance requests, rent records, and legal notices — all in one searchable system.

Core features

Property management

Add unlimited properties, track occupancy, store certificates, and see your whole portfolio at a glance.

Tenancy administration

Tenancy records from move-in to move-out — agreements, references, deposit details, and status tracking.

UK compliance tracking

Gas Safety, EPC, EICR, Legionella, Fire Safety, Right to Rent, deposit protection — expiry dates tracked per property with automated email reminders at 30, 14, and 7 days. EPC certificates can be imported directly from the national register.

Section 8 notices (Form 3A)

Generate legally compliant Section 8 possession notices under the Renters' Rights Act with e-signature delivery.

Section 13 rent increases

Serve Form 4 rent increase notices correctly — with the required two-month notice period calculated automatically.

Rent tracking

Record rent payments and track arrears. Rent history per tenancy for court-ready documentation.

Maintenance requests

Tenants submit maintenance requests through the app. Track progress, assign contractors, and keep a timestamped log.

E-signatures

Sign tenancy agreements and legal notices digitally via Zoho Sign. Full delivery and signature audit trail.

Move-in / move-out packs

Generate move-in documentation packs with inventory and move-out inspection reports side by side.

In-app assistant

Ask questions about your tenancies, compliance requirements, or how features work — role-aware and available 24/7. Included on the Standard plan at no extra cost. Not a substitute for legal advice.

iOS mobile app

Manage your portfolio on the go from the Tenant City iOS app — available on the App Store.

HMO support

Room-level tenancy management for HMO landlords. Multiple tenants, multiple agreements, one property record.

Xero accounting integration

Push rental income records directly to your Xero chart of accounts. Useful for MTD ITSA quarterly returns and keeping your accountant in sync.

Smart automation, powered by AI

Tenant City includes a suite of built-in tools that automate the time-consuming parts of tenancy management. They are powered by AI and built specifically around UK landlord and tenancy law — not generic AI bolted on as an afterthought.

Letter Drafter

Generate formal, legally-aware letters in seconds. Rent arrears warnings, Section 8 cover letters, breach of tenancy notices, inspection notices, pet decision letters, and more — drafted correctly and ready to send or e-sign.

Document Analyser

Upload a tenancy agreement, Section 8 notice, EPC, or other compliance document and receive a plain-English summary, key dates highlighted, and a list of any issues or missing clauses to address.

Maintenance Triage

Maintenance requests are automatically triaged as emergency, urgent, or routine — with immediate guidance steps for the tenant and a recommended next action for you. Contractor job specifications are generated from the triage.

In-app Assistant

Ask any question about your tenancies, compliance obligations, rent increases, or how the platform works. Always available, always in context. Included free on the Standard plan.

The Letter Drafter, Document Analyser, and Maintenance Triage job spec generator are Pro features. The In-app Assistant is available on the Standard (free) plan.

Built for the Renters' Rights Act

The Renters' Rights Act 2025 — which came into force on 1 May 2026 — changed how tenancies work in England. Section 21 is abolished. Fixed-term tenancies are gone. Rent can only be increased via Section 13. New prescribed forms are required for possession and rent increase notices.

Tenant City was updated ahead of commencement. Form 3A is used automatically for all Section 8 notices. Form 4 is used for Section 13 increases. Compliance tracking reflects the updated requirements.
